Latest Developments in the Build to Rent Sector

After weathering the COVID-19 pandemic in 2020 and 2021, the UK real estate market was faced with more challenges in 2022 – some in common with other international markets, others homegrown. Nonetheless, the UK is still, for many, one of the go-to places for international real estate investors, so it is the right time to review prospects for 2023. In partnership with Knight Frank, we start with a look at the build to rent (BTR) residential sector. Over 2020-2022, existing, operational BTR assets performed well, notwithstanding the market challenges, and, with the UK still relatively underweight (compared to the US and European markets) in rented residential property, many commentators believe the BTR market still offers attractive long-term returns. Knight Frank will provide a snapshot of current trends and future prospects, while we will provide a guide for those thinking of investing in the UK BTR market but unfamiliar with its processes and practices.


Patrick Ryan, Director, Squire Patton Boggs

Patrick Ryan is a director in the Real Estate team based in London. He has many years’ experience advising institutions, property investors and developers, and industry businesses, in all aspects of real estate investment, development and corporate property transactions – acquisitions and disposals, whether single properties or portfolios, development and pre-letting work, joint venture and funding transactions, and the real estate aspects of all types of corporate and business asset transactions. Patrick has also extensively advised in specialist areas, notably the renewable energy, housebuilding and student accommodation sectors.

Mark Barker, Partner, Squire Patton Boggs

Mark Barker specialises in development work with a particular emphasis on complex and strategic regeneration projects and the forward funding and sale of large-scale developments in the student sector and private rented sector (PRS). He acts for clients in both the private and public sectors, and has a national reputation for his practice, advising on major development projects involving public and private sector collaboration.

Oliver Knight, Head of Residential Development Research, Knight Frank

Oliver is a Partner in Knight Frank’s residential research department, specialising in UK-wide development research. He is responsible for analysing and reporting on trends in the residential development, land and new homes markets across the UK, as well as within the build to rent, student housing and seniors housing sectors. Oliver also contributes to Knight Frank’s housing market forecasts and regularly presents Knight Frank’s market views to clients including developers, property companies, investors and lenders.

Jonathan Steveson, Head of Build-to-Rent, Knight Frank

Jonny joined Knight Frank in December 2020 and is the head of the build to rent funding team. Prior to Knight Frank, Jonny spent a decade working on the client side as a developer in both the commercial and residential sectors. He has led design teams across multiple London boroughs delivering planning consents for in excess of 2,500 purpose built BTR units and over 5 million sqft of commercial space. His experience in the BTR sector is unique in the agency world. Jonny created a BTR brand and operational platform from scratch, working up the brand standards, acquiring sites and running projects directly.
