Over the past few years, public concern over environmental protection, particularly climate change, has become an important factor in building, buying, leasing and managing commercial real estate. More that 20 states and 60 cities, including the District of Columbia, have adopted "green building" statues or ordinances, requiring more environmentally friendly building and operating practices. In addition to increased regulatory requirements, major commercial tenants and the federal government, are increasingly demanding "green buildings." The number of tenants and potential building owners demanding such space is expected to increase rapidly.
