Greg de Mesquita has experience in a broad variety of real estate and corporate matters, including acquisitions, disposals, project delivery agreements, corporate real estate, sale and lease backs, and joint venture agreements. He has represented clients on the acquisition and disposal of a wide range of real estate assets, with a particular interest in accommodation assets, including hotels and mobile dwellings, government and Crown land matters, and transactions involving regional and rural assets.

    • Acquisitions and disposals of lifestyle parks and mobile home estates, NSW rural property, petrol stations and vineyards.
    • Implementation of apparent purchaser arrangements for listed property fund including negotiating all commercial deals on its behalf and dealing with management of properties post completion.
    • Undertaking due diligence and assisting in respect of all property aspects in respect of acquisitions of retirement villages, nursing homes, hotels and rural properties.
    • Advising on the sale and lease back of industrial and rural property in NSW.


    • Advising a leading car transport specialist on its leasing portfolio and on the acquisition of an industrial site required for its operations, and subsequent development of that site and the adjoining property owned by a third party.
    • Advising a multinational information technology company as major/anchor tenant in relation to various long-term leases in new commercial developments. Examples include premises at Belconnen, Australian Capital Territory, Rhodes, New South Wales, Felixstow, South Australia; negotiating AFLs which included complex terms, including substantial landlord works, integrated development sites, liquidated damages, abatement rights, contraction and expansion rights, restrictions on landlord from leasing to tenant’s competitors, assisting with building contracts between the company and its contractors.
    • Advising a leading development company in relation to residential development and off the plan sale of its residences at Picnic Point; preparation of master contract for sale, neighbourhood management plan and building contract.


    • Undertaking due diligence on real property portfolio a major owner of retail stores on a commercial acquisition by scheme of arrangement; advising on change of control analysis and strategy.
    • Undertaking due diligence on real property portfolio for a casino operator for AU$270 million; advising on legislative framework and planning issues.
    • Undertaking due diligence on real property portfolio for a bank and financial services provider on acquisition of certain assets for AU$1.45 billion; negotiating transaction documentation, including deeds of consent to assignment, providing post transaction advice re various put and call options (and negotiating subsequent documentation).
    • Undertaking due diligence on material leasing contracts, including marina and port leases for a potential takeover of; advising and drafting replies to question and answer process.
    • Undertaking due diligence on real estate portfolio on a AU$1.1 billion acquisition of; advising on real property aspects of separation and sale of (international) business; and undertaking further due diligence on subsequent IPO.
