Kuljeet is an associate in the Real Estate Litigation team and is based in the Birmingham office. She is experienced in a wide range of real estate litigation matters, such as lease renewals, dilapidations, forfeiture, nuisance, rent arrears, title disputes and trespassers for a range of tenant and landlord clients across different industry sectors. She also has significant telecommunications industry expertise in a property context, working in-house at a UK infrastructure provider company of telecommunications and broadcast. She also has a keen interest in business startups.

    Kuljeet has considerable, varied experience both in private practice and in-house in transactional and litigious matters, including real estate, commercial, banking and telecommunications. She has advised on transactional and litigious commercial real estate matters, including landlord and tenant issues such as lease renewals, break rights, covenant interpretation, dilapidations, forfeiture, nuisance, rent arrears and insolvency, title disputes and trespassers.

    She spent more than a year in-house at a UK infrastructure provider company of telecommunications and broadcast during a challenging and transitional period after the New Electronic Communications Code came into force. She advised on the implications of the New Electronic Communications Code and dealt with property disputes such as, amongst other things, access issues to avoid disruption to operator networks and decommissioning/termination processes.

    She also has experience in business startups. She has advised on commercial agreements, terms and conditions, business strategy and offered practical solutions for startups. She also assisted with pitches to potential investors.

    • Providing strategic in-house advice on the implications of the New Electronic Communications Code and how it interplays with the Landlord and Tenant Act 1954.
    • Advising a financial institution client on its break right, including the strict compliance of its conditions in order to vacate the property.
    • Delivering strategic advice on licences to alter and consent and possible termination in respect of a large-scale project relating to a roll out of electronic telecommunication upgrade equipment and services across the UK.
    • Conducting due diligence of leases and providing advice on the same as part of a corporate transaction.
