Stephanie Hadley is an associate in the Real Estate Litigation team and is based in the Birmingham office. Stephanie qualified in September 2019 after completing her training contract with the firm. She is experienced in a wide range of real estate litigation matters for clients ranging from sectors including retail, logistics and finance.

Stephanie is experienced in a number of areas of real estate litigation, including lease renewals, break options, dilapidations, forfeiture, rent arrears, possession proceedings and property insolvency.

Stephanie is experienced in working for tenants, charities, financial institutions and developers.

Stephanie worked on the first recorded case brought under the arbitration scheme introduced under the Commercial Rent (Coronavirus) Act 2022 and she regularly manages a number of disputes related to rent arrears. This includes responding to statutory demands (including applying for injunctive relief) and defending against money claims issued at court.

Stephanie’s recent work highlights include obtaining a declaration from the High Court confirming that a tenant had validly terminated their lease following service of a break notice, being successful on all points in dispute. Stephanie has also been successful in obtaining an order for possession of a residential property for a financial institution while the property remained in positive equity, together with obtaining an order allowing the client to apply for an order for wasted costs from the defendant’s lawyers.

Stephanie also delivers training, both internally and externally, and is a member of the Property Litigation Association.
