Andrew Sprake heads up the firm’s London Real Estate team.

Andrew also advises institutions and high net worth individuals in investing in UK real estate. Andrew is particularly experienced in assisting overseas-based individuals and has built a reputation of providing sound and trusted advice for such clients who may not always be familiar with the process of buying and selling land.

Andrew also leads the commercial property aspects of the firm’s real estate finance team and advises most of the large clearing banks as well as other lenders. Andrew is particularly experienced in acting on lending projects with large portfolios of properties and understands what really matters to lenders in such matters.

Andrew also acts for Live Nation (including Ticketmaster, Academy Music Group and Festival Republic) on all its real estate requirements from acquisition of large arenas, smaller live music venues and festivals to offices and storage premises.

In addition, Andrew advises a number of large corporations on their real estate requirements, including Fulham Football Club, Essity, PA Consulting, Marshalls plc, and SAICA Group.

Andrew has been praised by clients for being “very approachable and very responsive. He has a huge amount of experience and always looks for the right solution for the client”.

Andrew is listed in the 2023 editions of Legal 500 UK and Chambers as a leading practitioner.

  • Acting for Live Nation on its successful bid to develop, contract and operate the new 15,000 seat Cardiff International Indoor Arena. This has involved negotiating complex joint venture (JV) and funding agreements, development agreements and site assembly documents.
  • Acting for Huite Capital on a number of high value acquisitions and disposals of development sites in West and Central London.
  • Acting for Fulham Football Club in relation to the letting of its new Riverside Stand for a variety of uses including a boutique hotel and members club.
  • Acting for Leeds City Council in relation to the South Bank Regeneration Project, involving the refurbishment of Temple Works – a grade-I listed building. This project also involves a complex grant funding arrangement, as well as land assembly via a compulsory purchase order.
  • Acting for Lloyds Bank (as lead bank in syndicate of three other lenders) in relation to the Bruntwood Sci-Tech refinance (loan value over £190 million).
  • Acting for Ticketmaster, Festival Republic and Roc Nation in relation to their office relocations in London.
  • Acting for Live Nation on a number of its well-known festival agreements, including Download, Wilderness, Isle of Wight, Creamfields, Leeds and Reading.
  • Acting for Academy Music Group in relation to the acquisition of a number of music venues including the regear of its lease of the iconic Brixton Academy and its new leases of Newcastle City Hall and Victoria Warehouse in Manchester.
