Andrew Sprake is a partner in our Real Estate Practice Group based in our London office.

Andrew leads the commercial property aspects of the firm’s real estate finance team and advises most of the large clearing banks and a number of challenger banks. Andrew is particularly experienced in acting on lending projects with large portfolios of property and understands what really matters to lenders in such matters.

Andrew also specialises in acting for the public sector in the regeneration of city centre and brownfield sites. His work covers complex joint venture agreements, development agreements, funding agreements and overage/clawback. Andrew is the firm’s relationship partner for Leeds City Council and is currently involved in two major projects to transform Leeds City Centre.

Andrew also acts for Live Nation (including Ticketmaster, Academy Music Group and Festival Republic) on all its real estate requirements from acquisition of live music venues and festivals to offices and storage premises.

In addition, Andrew advises a number of large corporations on real estate requirements, including Selfridges, Essity, PA Consulting, Marshalls plc, and SAICA Group.

The 2018 edition of Chambers UK states “he's very approachable and very responsive. He has a huge amount of experience and always looks for the right solution for the client”. Andrew is also listed in the 2018 edition of The Legal 500 UK.

  • Acting for Leeds City Council in relation to the South Bank Regeneration Project, involving the refurbishment of Temple Works – a grade-I listed building. This project also involves a complex grant funding arrangement, as well as land assembly via a compulsory purchase order.
  • Advising Leeds City Council in the regeneration of Leeds City Centre associated with the new HS2 station that is to be built in the city. This is a long-term project, expected to last for up to 15 years.
  • Advising Leeds City Council in connection with the development of a City Park adjacent to the former Tetley’s Brewery Site.
  • Acting for Lloyds Bank (as lead bank in syndicate of three other lenders) in relation to the Bruntwood Sci-Tech refinance (loan value over £190 million).
  • Acting for the Royal Bank of Scotland in relation to the refinance of the Northburgh House portfolio of properties (loan value of over £65 million).
  • Acting for Live Nation Music in relation to the relocation of its global HQ to the Farmiloe Building in London – a project involving its redevelopment as offices (deal value more than £400 million)
  • Acting for Ticketmaster, Festival Republic and Roc Nation in relation to their office relocations in London.
  • Acting for Live Nation on a number of its well-known festival agreements, including Download, Wilderness, Isle of Wight, Creamfields, Leeds and Reading.
  • Acting for Academy Music Group in relation to the acquisition of a number of music venues including the regear of its lease of the iconic Brixton Academy and its new leases of Newcastle City Hall and Victoria Warehouse in Manchester.
