James is a director in the Real Estate team based in Birmingham and a member of the national Compulsory Purchase and Compensation Services team. He primarily acts for national house builders and developers in relation to the development and delivery of s.106 units, strategic land acquisitions and commercial development.

James has significant landlord and tenant experience and has also acted on a number of high-value property finance transactions for hotel operators, co-operatives and housing developers.

Development

  • Advising Orbit Group in relation to development site acquisitions for private and social housing, strategic land, forward-funded agreements and mixed use, extra-care community schemes (values ranging from £2.5 million - £10 million).
  • Advising Midlands based residential and commercial developers on strategic land and development agreements.
  • Assisting in the on-going redevelopment of Goscote, Walsall by Walsall Housing Group.

Landlord and Tenant – Retail

  • Advising the largest specialty jeweler in the world on their UK property portfolio of over 550 stores. Including acquisition and disposal of leasehold and freehold as well as renewal leases and estate management aspects such as licence for alterations, underletting and assignment.
  • Current servicing of all property requirements for a charitable organisation with an over 600-store portfolio.
  • On-going servicing of acquisition requirements for largest convenience store operator in the UK (over 700 shops).

Property Finance

  • ŸActed for national house builder (over £33 million), a major hotel operator (more than £500 million) and a food retailer (£18 million) in relation to their respective property refinance transactions and on-going facility arrangements.

Compulsory Purchase

  • Advising on the real estate elements of the Croydon Whitgift CPO for a key retail client.
